The product is land in a planned, gated setting. You buy a developed plot, take possession of it inside the completed layout, and then design and build your home to your own brief and timetable. Prestige delivers everything around the plot: the roads, the utilities, the parks, the gate and the security.
Each plot is served from its road through a defined concrete access. Water-supply and sewer lines are terminated inside the plot, the underground power distribution network has provision up to it, and underground conduits carry fibre for data and voice.
Possession means the handover of the developed plot within the finished layout. The registered completion date, which Prestige also gives as its possession date, is 30 November 2027. Building the house is a separate project and a separate cost.
Four regular sizes account for 528 of the 716 plots: 163 of 30 x 40 ft (1,200 sq ft), 244 of 30 x 50 ft (1,500 sq ft), 94 of 40 x 60 ft (2,400 sq ft) and 27 of 50 x 80 ft (4,000 sq ft). The 30 x 50 ft plot is the most common, about a third of the layout. The other 188 are odd plots, corner, edge and irregular sites whose areas vary around an average of about 1,950 sq ft, and one further site of 0.91 acre is set aside for commercial use. Doddaballapur Road is the everyday main road. Its nearest join is 2.6 km by road, west of the layout, and from there it runs north to Doddaballapur town and south through Yelahanka towards Hebbal.
Reaching NH 44 means village roads. The nearest point on the highway corridor is 8.7 km away at Chikkajala, on unnamed village roads the whole way, and the route to the airport joins the main carriageway only after 10.5 km. The Satellite Town Ring Road (NH-648) runs north of the site, and its Dobbaspet to Hoskote section has been open since 11 March 2024; ask for the route onto it on your site visit.
There is no operating metro near the layout. Manjunathanagara on the Green Line, 25.3 km by road, is the closest station in service; the Green Line's extension to Madavara opened on 7 November 2024. Namma Metro's airport line, the Blue Line (Phase 2B), is under construction and not open as at September 2026, and Doddajala metro station, the line's closest stop to the layout, is being built 10.7 km away by road. The layout opens on an entrance designed to complement the classical style of architecture, set on a 15 m wide entrance road. Inside, the roads come in three widths, 9, 12 and 15 m, carrying asphalted carriageways of 5.5, 7 and 10 m, with landscaped avenues along both edges; every plot has a defined concrete access from its road. LED streetlights, partly solar-powered, light the roads, and landscape lighting runs through the gardens. A security cabin stands at the main entrance, the main gate has 24/7 security with RFID boom barriers, and CCTV watches the main entrance and exit, the service yards and the play area for children.

The 30 × 40 ft plot is the smallest regular size and the second most common, with 163 plots, 22.8% of the layout. In metres it measures 9.14 × 12.19, about 111.4 sq m. It suits a buyer who wants a compact home on a manageable piece of land, with the same layout, roads and parks as every other plot.
The 30 × 50 ft plot is the most common size in Prestige Marigold Phase 2: 244 plots, 34.1%, about a third of the layout. It keeps the 30 ft side of the 30 × 40 and adds 10 ft of length, measuring 9.14 × 15.24 m. That extra length is room for a larger home, or for more open ground at the front or the back.
The 40 × 60 ft plot covers exactly twice the area of a 30 × 40, with a wider 40 ft side. There are 94 of them, 13.1% of the layout, each measuring 12.19 × 18.28 m. The extra width gives more room across the plot, for a wider house or a garden alongside it.
The 50 × 80 ft plot is the largest regular size and the rarest, with 27 plots, 3.8% of the layout. It measures 15.24 × 24.38 m and covers more than three times the area of a 30 × 40. It is the plot for a large independent home with generous open space around it; if you want one, ask whether any are open when you request the list of available plots.

Landscaped avenues line both sides of the internal roads, avenue planting extends to the public roads, urban garden areas add pockets of green, and landscape lighting carries the gardens into the evening. Treated water from the layout's sewage treatment plant is used to irrigate the landscape, which puts the water already used once in the layout to a second use.
For players, Prestige Marigold Phase 2 has a padel court and a pickleball court, two racket sports played on compact courts that suit a quick game before or after work. A multipurpose court, a basketball half court and a volleyball court make room for team games, and a putting green gives golfers a place to practise their short game without leaving the gate.
An outdoor gym takes exercise into the open air. Younger children have a kids' play area and a sand pit, and the children's play area is one of the places the layout's CCTV covers, alongside the main entrance and exit and the service yards.
The gardens give the layout its character. A formal garden, also shown in an artist's impression, sets a composed, structured note. When the sale deed for your plot is registered, Karnataka charges stamp duty and a registration fee on top of the price. The registered water source for the layout is borewell. Water reaches each plot through an underground dual system, with domestic water in one line and treated water from the central sewage treatment plant for flushing and landscape irrigation in the other, and both lines are terminated inside each plot. Ask about borewell yield, treatment and storage before you commit.
